By signing an exclusive listing agreement, you enter into a partnership with Anchor Realty Group and your agent. This allows us to dedicate ourselves to getting the best price and terms for your house.

Your agent will take the lead in marketing your home and consult with you to determine the most favorable presentation for your property. He or she may also suggest minor improvements (exterior and interior) along with furniture rearrangements that could bring greater returns when the home is sold. Remember, our advice is always given to increase the chances for you to quickly sell your home for the greatest possible financial gain.

Property Statement Brochure

A fact sheet or statement will be prepared by your agent that describes the unique features and amenities of your home. This is made available to the brokerage community and to all buyers and their agents viewing your home.

Traditional Print

Advertisements in special printing publications of your local newspaper, industry specific magazines and local media guides are viable source to market your home. Your agent will decide and discuss their plans of marketing your specific home with you.

Internet (above and beyond the Multiple Listing)

MLS advertising is a long proven method of successfully selling one’s home. However in this ever expanding world of the internet, Anchor Realty Group agents are sophisticated in utilizing all the various real estate marketing sites above and beyond just the MLS.

Weekday Brokers' Tour

The choices of mortgages are as varied as the houses available. What may be perfect for you may not work for your neighbor. In general , mortgages come in three basic groups:

  • Fixed (30 year or 15 year are most common)
  • Adjustable (adjusting monthly or yearly)
  • Fixed for a specific time and then becoming adjustable (3, 5, 7, or 10 year fixed and then adjusting is common)

The Offer

Escrow and Title

In Washington, title companies and specific escrow agencies handle most escrows. Attorneys are almost never used, as in some other states.

What are Escrow and Title Insurance?

Escrow is a neutral third party that holds funds and disperses them to the various parties with, and only with, the proper instructions from all parties.

Title Insurance guarantees that the person or entity that is selling the property is the rightful owner, and that there are no undisclosed liens or easements on title.

  1. Offer is made and presented.
  2. Offer is accepted and escrow is opened.
  3. Agent deposits initial earnest money check into an escrow account.
  4. Agent helps buyer order various inspections.
  5. Agent notifies buyer's lender of pending sale.
  6. Buyer reviews and discusses with agent all of the property disclosures.
  7. After acceptance of the various inspection reports, this contingency is met and the transaction proceeds
  8. Buyer has been approved for loan and removes the loan condition.
  9. Buyer signs loan papers and other escrow documents.
  10. Buyer's money is transferred via cashiers check or wire transfer the day of close to Escrow.
  11. Escrow receives funds from lender.
  12. Title Company records the deed of trust with the City and releases the funds. This is called the close of Escrow.
